Job Description

1. Factory Facilities Targets
 Align Facilities function with Factory KPIs
  • Engineering and Maintenance (E&M) Targets:  contribute to the Factory and E&M Department’s KPIs, targets and annual plans.
  • Facilities KPI Targets:  within the context of the Factory’s three year Business Plan and Annual Operating Plan, develop and get approval for the annual Facilities KPIs, targets, plans and budget in line with Factory KPIs and targets.

2. Factory Facilities Plan
  • Operating Plan:  develop annual facilities operating plan, including any additions or changes to the Factory’s facilities, based on the Factory’s operating plan.
  • Budget:  create an annual budget for Factory’s water, electricity, fuel, and other resource usage.
  • Maintenance Plan:  develop the Factory’s facilities preventive maintenance, replacement, and upgrade plan, including spare-parts inventory levels, and hold IEs accountable for implementing the plan.

3. Smoothly Operating Factory Facilities
  • Maintenance SOP:  establish SOP for regular inspection, preventive maintenance, repair procedures, and ensure IEs follow the SOP.
  • Daily Work Plan:  review the status of current planned and in-progress maintenance work and approve daily work plan for IEs.
  • Inspection Reports:  regularly review facilities performance reports, conduct visual inspection of facilities, and arrange for investigations of abnormalities.
  • Work Quality Audit:  conduct random on-site inspections during or after maintenance work process to audit quality of the work that has been carried out.
  • Performance Monitoring:  establish key metrics for maintenance performance, track, lead, facilitate, and communicate to the facilities team to produce continuous improvement.
  • Project Management:  manage projects related to facilities upgrades and changes (e.g. Factory expansion, Green initiatives, etc.)

4. Cost Savings
  • Utilities Savings:  create a utilities consumption report and use the analysis to collaborate with department heads to develop methods for decreasing utilities consumption levels.
  • New Technologies:  keep updated on new facilities-related technologies in the market which may generate a positive return on investment within a reasonable amount of time.
  • Repair & Maintenance Outsourcing:  continuously compare the cost/benefit of building in-house repair and maintenance capability versus outsourcing the work.
  • Supplier Negotiation:  work with the Purchasing department to regularly search for new suppliers that can provide high quality parts, materials, and service at lower cost.
  • Cost Savings Mindset:  propose, plan, and deliver internal training sessions for Factory’s employees to heighten their sense of cost effective use of facilities.

Job Requirements

  • Candidate must possess at least Bachelor's Degree/Post Graduate Diploma/Professional Degree in any field.
  • At least 5 Year(s) of working experience in the related field is required for this position.
  • Preferably Manager specialized in Maintenance/Repair (Facilities & Machinery) or equivalent.
